A new Airbnb interior styling service has been launched by a London based sales and letting agent with the aim of helping buy to let landlords reduce void periods on their rental properties.
Portico Host uses the services of top interior stylists to equip rental properties with furniture and soft furnishings to make them appealing to potential Airbnb guests. As an offspring of this, Portico Host has launched an Airbnb interior styling service. This comes as part of their premium Airbnb management package. The intention is for it to act as a ‘stop gap’ to reduce landlord’s rental void periods on their buy to let investment properties.
The stylists employed by the London based firm aim to work to the client’s budget and taste, compiling a proposal before the work is started. As part of the management package, Portico Host sets up the property listing, organises professional cleaning and hotel quality linen and also arranges 24 hour check-in for guests. They also deal with all maintenance required on the rental property.
The management package from the sales and letting agent ranges from 15 per cent to 20 per cent + VAT.
Portico Host’s marketing director, Fiona Patterson, said: ‘If you have a vacant property, you’re a landlord and find yourself with a gap between tenancies, or you’re away a lot and your home is often unoccupied, listing your property on Airbnb can be a great money maker – and now, our new Airbnb management service, Portico Host, can help make the process simple and successful. A well styled or staged property is key to increasing occupancy rates, guest ratings and the amount you can charge. Better still, the service almost always pays for itself, as our statistics show that staged properties sell for 8 per cent more than empty or un-staged properties.’
